SAP/EPC’s
Buildings for Tomorrow is accredited to carry out On Construction Domestic Energy Assessments (SAP) on dwellings and produce Energy Performance Certificates (EPC’s).
When is an OCDEA required?
New build
All new build dwellings regardless of size. In the Design Stage a Predicted Energy Assessment will be needed for Building Control, and Post Construction an As Built Energy Performance Certificate.
Extensions and Conservatories
Extensions which have more than the permitted openings and conservatories that are not thermally separated.
Material Change of Use.
• When a building is used as a dwelling when previously it was not,
• A flat is added,
• The number of dwellings in a building change
How is the Assessment Carried Out?
The assessor carries out the assessment from plans of the dwelling and does not need to visit the site. Plans and elevations and a completed building questionnaire should be supplied by the client.

Up to 5 dwellings (< 200m² floor area) £85 per unit
5-20 dwellings (<200m² floor area) £60 per unit
20 + dwellings (<200m² floor area) £45 per unit
Extension £240 per unit
Assessment of redesign £40 per unit
Larger dwellings or non-standard dwellings – Prices on application
EPC £25 per unit
